Mission of Construction Management Headquarters

In construction work, usually the occupation of the "client" is not constructing. Thus, a lot of effort will be required in tasks such as formulating the master plan of construction, appointing the designer and general contractor (e.g. estimation assessment), and directing the contractor in process of construction and payment assessment. Therefore, it makes the construction performance vastly more efficient by taking advice from an experienced and technically knowledgeable management team, and committing such actual tasks for the client. Construction Management(=CM) team takes charge of suck tasks as a deputy of the client.

Besides the function as a deputy of the client, CM team secures the function as a third party who judges the fairness of the cost estimation etc. This enables execution with reasonable construction cost. In a lump-sum contract, one general contractor bears all these tasks, but there is a defect from an impartial point of view.

Though CM is is a common form in Western countries, it has not prevailed in Japan until this very day. It is a highly recommendable form from the perspective of quality and total cost of the construction.
